Can we bring our dog?

Yes — dogs are genuinely welcome. We just ask that you bring their own bedding and towels, and let us know in advance so we can fence off the garden boundary if you'd like us to.

Where do we park?

There's free parking right outside the hut on site, so you can unload at the door. There is no EV charging available on site.

How does check-in work?

Accepted Answer

It's a self check-in with a door code, sent to you before you travel. Arrive any time after 14:00 and checkout is before 11:00. The exact address is shared once your booking is confirmed, for privacy.

How many people can stay?

The hut sleeps up to three guests: one double bed in the bedroom, plus the option of a floor mattress. All linen is provided. There's one bathroom and a kitchen area for self-catering.

Do I get a discount for a longer stay?

Accepted Answer

Yes. Stays of seven nights or more automatically get 10% off the nightly total, excluding stays that fall over a bank holiday. The discount is applied for you as soon as you pick your dates.

What is your cancellation policy?

A 50% deposit is taken when you book, with the balance due within 14 days of arrival. Cancel up to 7 days before arrival and 50% of what you have paid is refunded; after that no refund is available. Get in touch as early as you can if your plans change and we'll do our best to help.

Is this a real hobbit house?

It's a hobbit-style stay rather than an underground burrow: a fully insulated wooden hut built in Lithuania, with an arched front, curved timber interior and a warm, low-lit, Shire-like feel. It's heated year round, so it's comfortable in January as well as July.

Where exactly is the hobbit house in Rutland?

We're in Ryhall, a village just outside Stamford on the Rutland border, off the Essendine Road. Stamford is about a 30 minute walk or a five minute drive, and Rutland Water is roughly a 15 minute drive.

Rutland is full of unusual stays — shepherd's huts, lakeside lodges, converted barns and glamping cabins around Rutland Water. Ours is the hobbit-style option: an arched timber hut, one double bed, a private gated garden and open countryside at the fence line, five minutes from Stamford.

It's one of the most popular reasons guests book. It sleeps two comfortably (three at a push), the lighting is warm and low, and the private garden with its BBQ and outdoor seating means you can spend the whole evening outside without seeing another soul.

Can you stay in a hobbit house in the UK with a dog?

You can here. Dogs stay free, the garden is gated and can be fenced off at the boundary on request, and both village pubs a short walk away are dog friendly. Bring their own bedding and towels.

Stamford's Georgian streets, pubs and independent shops are minutes away, Burghley House and its parkland is close by, and Rutland Water offers cycling, sailing and birdwatching. Barnsdale Gardens, Oakham, Rockingham Castle and the Welland Valley are all easy day trips.

About 15 minutes by car. You can hire bikes at Whitwell or Normanton and ride the 23-mile traffic-free loop around the reservoir, then be back at the hut for a fire and a BBQ in the evening.

Is it warm in winter?

Yes — the hut is fully insulated and heated, so autumn and winter stays are some of our cosiest. Guests tend to book winter dates for the low light, frosty fields and empty walking routes.

There's WiFi and a dedicated workspace, so a few remote-working days from the Rutland countryside are perfectly doable.

No — it's a quiet countryside stay for up to three guests, so parties and events aren't permitted. It's better suited to couples, solo travellers and small families looking for somewhere peaceful.

There's WiFi throughout, and mobile signal in the village is generally good. The hut is deliberately screen-light — most guests use it to read, cook outside and watch the stars instead.

The bus stop at the end of the hill is about a five minute walk, and Stamford railway station is around a ten minute drive, with connections from London King's Cross, Birmingham and Leicester.
